Protect your tenants and property with a professional Electrical Installation Condition Report.
We carry out landlord EICRs for rental properties across Greater Manchester, working with private landlords, letting agents and property managers to ensure electrical installations are safe, compliant and legally up to date.
At Manchester Electrical Inspections, we provide clear reporting, practical advice and, where required, remedial works to help landlords meet their legal responsibilities without unnecessary delays or disruption.
Why landlords need an EICR
An Electrical Installation Condition Report (EICR) assesses the safety and condition of a property’s fixed electrical installations and is a legal requirement for rented properties in England.
All inspections are carried out in line with the Electrical Safety Standards in the Private Rented Sector (England) Regulations, helping landlords demonstrate compliance while reducing the risk of electrical faults, fires and tenant safety issues.
Key responsibilities for landlords
- Legal requirement for EICRs: Landlords must have an EICR carried out at least every five years, or sooner if recommended in the report, and provide a copy to tenants where required.
- Ensuring tenant safety: Electrical inspections identify defects that could present a risk to occupants, allowing issues to be addressed before they become dangerous.
- Responding to unsatisfactory reports: Any C1 or C2 observations must be remedied within the required timeframe to bring the installation back to a satisfactory standard.
Our landlord EICR process
Our landlord EICR process is designed to be clear, efficient and compliant from start to finish.
- Initial inspection: We carry out a detailed visual inspection of the electrical installation, checking for damage, deterioration and non-compliant components.
- Comprehensive testing: Circuits, sockets, lighting and fixed electrical equipment are tested to confirm safe operation, including checks for insulation resistance, earthing and polarity.
- Clear reporting: You receive a detailed EICR that clearly explains any observations and what action, if any, is required.
- Remedial works: Where faults are identified, we can complete the required remedial works to achieve a satisfactory outcome without the need for a separate contractor.

If an EICR identifies C1 or C2 observations, remedial work must be completed within the required timeframe to make the installation safe and compliant.
Can you carry out remedial work after the inspection?
Yes, we can complete the required remedial works following an inspection and issue updated certification once the installation meets the required standard.
