Landlord Electrical Safety Certificates (EICR)
Legal electrical safety certification for rental properties.
Manchester Electrical Inspections provides Electrical Installation Condition Reports for landlords across Greater Manchester, helping ensure rental properties meet current electrical safety regulations.
An EICR is a legal requirement for landlords and confirms that the fixed electrical installation in a rental property is safe for continued use.
What is a landlord EICR?
An Electrical Installation Condition Report assesses the condition of a rental property’s electrical installation and identifies any defects, deterioration or safety risks.
The report classifies observations by severity and confirms whether the installation is satisfactory or requires remedial work.
Legal requirements for landlords
- Landlords must have a valid EICR for all rented properties.
- EICRs must be renewed at least every five years or sooner if recommended.
- A copy of the report must be provided to tenants and, if requested, local authorities.
Our landlord EICR process
- Visual inspection of fixed electrical installations.
- Electrical testing of circuits, protective devices, earthing and bonding.
- A clear EICR identifying any required remedial work.
- Completion of remedial works where necessary to achieve compliance.
Inspection frequency
- Rental properties: Every five years or change of tenancy.
- HMOs: Often required as part of licence conditions.
